Why do two fireplace quotes differ by thousands of dollars?

Because the fireplace is the cheap part. The infrastructure around it is what moves the price, and five variables do most of the moving.

  • Gas line. A stub already in the wall costs almost nothing to tie into. Forty feet of new black iron through a finished basement ceiling is a different story.
  • Venting path. Straight up through the roof means flashing work. Horizontal through a brick wall means coring. Neither is hard. Both take time.
  • Electrical. Sealed gas units need power for the blower and ignition. If there is no outlet in the firebox, one has to get there.
  • Permit and inspection. Snohomish County requires it. Budget $150 to $400 for typical gas conversion work.
  • Finish materials. Stone, tile, mantel, surround. This is where a $4,000 job quietly becomes an $8,000 one.

When you collect bids, ask every installer to break those five out separately. If a quote is one number with no itemization, you have no way to compare it to anything. That is not a red flag by itself. It just means you are guessing.

Do I need a permit to install a fireplace in Snohomish County?

Yes. Snohomish County Code 30.50.306 requires a permit before anyone installs, replaces, alters, or converts a gas or mechanical system. That includes your fireplace. It applies whether the work is a full new build or a swap of an existing unit.

Skipping it is expensive. Under SCC 30.86.400(9), work that starts without a required permit gets hit with an investigation fee equal to 100 percent of the permit fee, and that fee is charged whether or not a permit ends up being issued. Double cost, zero benefit.

There is a quieter cost too. Unpermitted mechanical work can surface during a home sale or an insurance claim, and it tends to surface at the worst possible moment. Alpenglow handles the permit as part of the job. You do not chase it.

Can I use a gas fireplace during a Snohomish County burn ban?

Yes. Gas and propane fireplaces stay legal during both Stage 1 and Stage 2 air quality burn bans. Wood and pellet do not. The Puget Sound Clean Air Agency has authority over Snohomish County under RCW 70A.15.3580, and when a ban is called, every wood-burning fireplace, wood stove, and pellet stove goes dark, certified or not.

This matters more than most people realize when they pick a fuel. Burn bans land in the cold stagnant stretches of fall and winter. Exactly the weeks you actually want the fire going. Violations carry a $1,000 penalty.

So the fuel question is not only about heat output or wood hauling. It is about whether your fireplace is legal to run on the coldest night of January. If that matters to you, gas answers it.

One Washington rule catches people out. Uncertified solid fuel devices cannot be sold or installed here, and used wood stoves cannot go into a home unless they meet Washington emission standards.
