Why the small details matter

Positioning matters more than it sounds. Ceramic logs sitting a couple of inches out of spec change how the flame burns, and a flame burning wrong is how a clean gas appliance starts making carbon monoxide.

Wood and pellet units get their own version of the list. On a wood appliance we are looking at firebrick, the door rope, the damper, and the baffle. Yes, and this is the part almost nobody tells homeowners. Manufacturers require the appliance to be serviced annually by a qualified technician, and they require you to keep the receipts. Some vent system warranties specify intervals of no more than 18 months and state that receipts verifying the annual maintenance must be retained and presented for any warranty consideration.

Read that again. Not performed. Presented. The service has to have happened and you have to be able to prove it happened.

So the failure mode is not dramatic. A part fails in year six, you file a claim, and the manufacturer asks for your service history. You do not have one, because nobody told you to keep one. Claim denied, and now the repair is yours.

There is a second condition people miss. Warranties commonly require the work to be done by a qualified technician using approved parts. Changing your own remote batteries is fine. A neighbour who is handy with gas fittings is not, and neither is an unlicensed handyman, however good the price looked at the time.

Is $225 worth it if my fireplace already works fine?

But take safety out of it and the case still holds. Manufacturer manuals routinely state that certain parts last only three to five years and must be replaced. Not might. Must. Those parts do not announce themselves. They degrade quietly and then they strand you.

A fireplace that works fine is exactly the fireplace worth maintaining. Once it stops working fine, you are not buying maintenance any more. You are buying a repair, at a worse time, for more money.

Why do fireplace parts fail early around Arlington?

If you burn wood, you want both. If you have gas, you still want both, because the venting on a gas unit has to stay clear the same as any other. Booking one and assuming it covered the other is the most common mistake we see.

When should I book fireplace maintenance?

Spring. Right after the burning season ends, not right before the next one starts. This is the trade’s own advice and it works against our short-term interest, which is probably why you rarely hear it.

The logic holds up once you see it. The unit is dormant, so if we find a part that needs ordering, nobody is sitting in a cold house waiting for it. Problems are fresh in your memory from the season just finished. And you are not in the November queue with everyone else who suddenly remembered their fireplace.

If it is already autumn and you skipped spring, book anyway. Late is better than never, and the first cold snap is when the phone does not stop.

How long does a maintenance visit take?

Usually about an hour for a gas unit in reasonable condition. Wood and pellet appliances can run longer because there is more to clean, particularly a pellet burn pot and feed system that has worked through a full winter. We tell you the timeline when you book rather than after we arrive.

What if you find something broken during maintenance?

You hear about it that day with a price attached, and you decide. We do not fix things you did not approve and add them to the invoice. If it is a safety issue we will tell you plainly whether the unit is safe to run in the meantime, because that is the part that actually matters.

Do you service units you did not install?

Yes. Most of what we service was installed by somebody else, often decades ago. Send us the make and model when you book so we can check parts availability in advance. That matters on older units where a needed part may be special order or no longer manufactured at all.

Can I do fireplace maintenance myself?
