The number you approve is the number you pay. A flat rate stays flat, and when a job needs parts or a quote, you hear that number before any work starts. That is the whole arrangement.

You get the price before the work. On repairs, the parts cost is approved before we start. Nothing gets added to the invoice after the fact.

Why some prices are flat and some are not
Two pricing models, for a simple reason. Some jobs are the same in every home, and some depend on what we find.
Flat rate: maintenance and sweeps
A maintenance visit and a chimney sweep are the same scope of work whether your unit runs on gas, wood, or pellet. The steps do not change, so the price does not either. That is why maintenance is $225 and a sweep is $275 for every home, with the inspection and written report already included.
Quoted: repair and installation
Repair starts at $250 plus parts because the part that failed decides the cost. A thermocouple is not a control board. Installation is a free estimate because the unit, the venting, and the space all change the work. A flat number here would overcharge some homes and shortchange others, so we look first and quote what is real.
On any quoted job, you approve the number before the work begins.
